Sealcoating isn’t meant to fill large cracks or potholes—it’s more about protecting the surface from future damage. Before we apply sealcoat, our team at TM Asphalt Sealing makes sure to repair any cracks wider than a quarter-inch using a high-quality crack filler. If there are potholes, we’ll patch those up too.
Once the repairs are done, sealcoating creates a smooth, protective layer that helps prevent water from seeping in and causing more cracks or potholes down the road.

In Southern Michigan, we usually recommend sealcoating every two to three years to keep your asphalt in great shape. Weather, traffic, and general wear and tear can affect how often you need it. If you start noticing fading or small cracks, that’s a good sign it’s time to schedule a sealcoating service.

At TM Asphalt Sealing, we can help you set up a maintenance schedule so you don’t have to worry about remembering when it’s time to reapply.

Sealcoating works best when the ground temperature is above 50°F, and there’s no rain in the forecast for at least 24 hours. Low humidity and warm, dry conditions help the sealcoat cure faster and bond better to the asphalt. In Southern Michigan, the best time for sealcoating is typically between late spring and early fall.

At TM Asphalt Sealing, we keep a close eye on the weather and schedule your service during the optimal conditions to make sure you get the best results.

After we apply the sealcoat, we recommend staying off the surface for at least 24 to 48 hours to allow it to cure properly. The drying time can vary depending on the temperature and humidity. Driving or walking on the sealcoat too soon can damage the surface, leaving marks or reducing its durability.

At TM Asphalt Sealing, we’ll let you know the exact timeframe when we finish the job so you can plan accordingly.

Sealcoating isn’t a fix for alligator cracking—that type of damage usually indicates deeper structural issues. Applying sealcoat over alligator cracks might improve the look temporarily, but it won’t solve the underlying problem.

At TM Asphalt Sealing, we recommend repairing or replacing the damaged sections before applying the sealcoat. If you’re unsure whether your driveway needs repairs or just sealcoating, we’re happy to inspect it and suggest the best solution.

After we sealcoat your asphalt, there are a few simple things you can do to help it last longer. First, keep the surface clean by removing leaves, dirt, and debris regularly. If you notice any oil or gasoline spills, clean them up right away to prevent damage. Avoid dragging sharp objects across the surface, and be careful not to drive off the edges, as that can cause cracking.

At TM Asphalt Sealing, we also recommend inspecting your pavement a couple of times a year for small cracks or signs of wear—catching those issues early can help you avoid more extensive repairs down the line.
